Simon Property Group: The Retail Real Estate Giant #1 of Top 20 Best Yielding Retail Reits 2026

Simon Property Group ($SPG) is the largest retail REIT in this group, with a portfolio of major shopping malls, premium outlets and high-quality retail destinations.

Unlike traditional net-lease REITs, Simon's performance is closely tied to tenant sales, occupancy, leasing spreads, consumer spending and redevelopment activity. Its dominant properties can benefit from strong locations, limited competition and significant pricing power.

As of late July 2026, Simon had a market capitalization of roughly $74 billion and a dividend yield of approximately 3.9%.

The key takeaway for income investors: a higher yield doesn't always mean a better investment. Simon's lower yield may be offset by the quality of its assets, cash-flow potential and long-term growth opportunities.

6 Triple-Net REITs For A Suitable Portfolio

The following 6 triple-net real estate investment trusts (REITs) are suitable for a portfolio that requires dependable income.

A triple net lease is a lease agreement that designates the lessee, which is the tenant, as being solely responsible for all the costs relating to the asset being leased, in addition to the rent fee applied under the lease.

The structure of this type of lease requires the lessee to pay the net amount for three types of costs, including net real estate taxes on the leased asset, net building insurance and net common area maintenance. This type of lease can also be referred to as a net-net-net (NNN) lease.

20 Cashflow Strong Stocks With 3.5% to 12.8% Dividend Yields And Potential To Hike

Investors love dividend stocks, even during times of turmoil. Some focus on current income, while others track the correlation between dividend increases and outperformance.

Cash flow is a key issue in investing. It's in my view a better view on the earnings power of a company. Even better is the free cash flow, that's the amount of operating cash ex capital spending.

Those amounts of money could fully used for dividends, investment (Mergers, Acquisitions), share buybacks and more.

As a follow-up to our look at companies with high free cash flow that could be used to raise dividends, we decided to take a broader and simpler approach to list dividend stocks favored the most by analysts.

Analysts say a lot about stocks and often they are wrong with their opinion. Don't put too much trust in their work. The do the same as you, simple desk research and often your results will be better.
