Simon Property Group: The Retail Real Estate Giant #1 of Top 20 Best Yielding Retail Reits 2026

Simon Property Group ($SPG) is the largest retail REIT in this group, with a portfolio of major shopping malls, premium outlets and high-quality retail destinations.

Unlike traditional net-lease REITs, Simon's performance is closely tied to tenant sales, occupancy, leasing spreads, consumer spending and redevelopment activity. Its dominant properties can benefit from strong locations, limited competition and significant pricing power.

As of late July 2026, Simon had a market capitalization of roughly $74 billion and a dividend yield of approximately 3.9%.

The key takeaway for income investors: a higher yield doesn't always mean a better investment. Simon's lower yield may be offset by the quality of its assets, cash-flow potential and long-term growth opportunities.
